ACH (Automated Clearing House) FACTS:

The US national banking system system adopted ACH in 1974 as a secure, convenient method of payment. Under the system, consumer personal checking accounts may be charged for approved expenses such as rent. Rents collected are then combined and a single payment is forwarded to the assigned housing authority. The service is processed through a third party service. Individual account detail is not known to the housing organization. Cost for ACH processing remains low even to this date. 

SmartSuites is served by ClearNow, our ACH processor based in Durham, North Carolina. ClearNow offers exceptional and secure service to all our registered community members. 

• Your rent is collected by ClearNow directly through your checking account at the beginning of the month. 

• ClearNow charges you a late charge of $15 if you fail to provide sufficient funds at the 5th banking day of the month. SmartSuites charges an additional $52 late payment charge for the first defaulting month. The second defaulting month retains the same late payment charge of $52. This charge excludes a seperate $15 charge payable to ClearNow.

• Using the ACH system you save credit card fees, purchasing multiple money orders or cashiers checks.

• You will receive an email receipt monthly from ACH.

• SmartSuites never sees your account data.
   
• Cost is just $3, added to your core rent monthly.
   
• There is no alternative to ACH ClearNow processing other than payment of late charges and initial move in charges (prior to the next month ClearNow billing cycle beginning).
   
• Using a credit card for move in or late fee charges will incur added credit card processing fees.
   
• ACH processing by ClearNow is much less expensive at the monthly cost of just $3.
   
• Using any other form of payment, apart from ClearNow amount officially due will incur an exception charge of $30 per incident.
   
• YOU WILL NEED TO COMPLETE THE CLEARNOW PROCESSING FORM EMAILED TO YOU AFTER MAKING APPLICATION. YOU MUST THEN COMPLETE THE FORM AS SOON AS POSSIBLE. CLEARNOW REQUIRES 10+ DAYS LEAD TIME FOR SET UP.
