SmartSuites SINGLE individual, two bedroom suites are made available at the following schedule

6 MONTH or 12 MONTH LEASE:
RENT ENTIRE SUITE, unfurnished, for $969 + more affordable monthly pre-priced utilities: Fiber wireless Internet $69 + Direct TV $29 + Electric $169 + Trash $20 + ACH $3 fee monthly = fixed package utilities totaling $290. Total occupancy cost $1,259 monthly ... includes fixed listed utilities and services package above. Note: There will be an electric cost increase JAN 2025 of $9 increasing utilities to $299.

Application fee (nonrefundable) is $55 for each lease holder (responsible and occupying tenant). All residents must be named and listed in each lease. Additional adults named on lease must also complete an application form for which an application fee of $55 will be charged.
At signing a security deposit equaling one month's rent (and utilities/services) plus $299 will be due. See Special Request below for extended payment plan for security deposit.
Move in of furnishings for unfurnished suites requires scheduled and supervised date and time. Move out requires a similar schedule for date and time.
Obtain Laundry Access Chip or Card = $9.00 plus fill amount ($1.50 wash, $2.00 dry). We recommend $20 for your first time.
RENTERS INSURANCE RECOMMENDED You'll want to consider renters insurance to protect your belongings and those within your suite.
SIMPLE SINGLE MONTHLY PAYMENT
SmartSuites requires rent and utility payment be made from your checking account through the national ACH (Automated Clearing House) system. Fee charged is $3. If you do not have a checking account, a low cost alternative may be chime.com. Cash, checks and Money Orders are discouraged, when accepted add a processing fee of $30. Also, all adult members of the suite must complete an application. Utilities listed on this site are fixed by number of household members. See detail for added occupancy over one tenant.

Special Request for payments to help complete Security Deposit
Upon approval, the required security deposit may be funded through making added first, second and third monthly payments of $474. Or, seek four monthly payments of $357 each. This option includes a $33 or $39 nonrefundable administrative cost. There is an added late payment charge of $60 for each missed payment of any type.

Two suites are available, one with roll in shower. Fixed cost utilities add $209 (single occupancy) to monthly cost. Total is $1,278.

Application begins with these steps:
1. Read over the steps below and rates opposite. Plan on taking the steps listed early to allow sufficient time for review of your application. Understand that making application does not assume application approval.
2. Contact SmartSuites at 561.379.0429 to connect with your SmartSuites Advisor. Your Advisor will want to understand your need for furnished or unfurnished housing and will explain the one budget for all utilities and services.
3. You may begin a free pre-application online and, are encouraged to make a personal visit to SmartSuites. Full application requires:
-Review by reporting bureau for responsible tenant and may include credit history, eviction related report, criminal record and more.
- Proof of employment with required income usually 2.5X monthly rent.
- No small business operation policy that provides for visitors.
- This is a no smoking entire site (including outdoors).
- No pets policy except for service animals.
- Fixed fee utilities cannot be adjusted from what is shown.
- We sensibly limit each suite to three registered occupants.
4. Unfurnished apartment features include full size refrigerator, dishwasher, tenant controlled thermostat (with in-suite HVAC unit), wireless Internet point and, in-suite electrical panel). You will want to furnish a microwave or air fryer (or both). A scheduled move in date and time with security assistance is required. A TV, satellite box and base stand is an option for unfurnished suites at a lease add-on cost of $29 monthly (separate from utility costs).

5. Move-in details will be made available at time of application. Application fee $55 following review of free pre-application (see above).

6. Maximum lease occupancy is set at three registered occupants. This is a fixed standard and cannot be altered. A related standard is set for guests. The tenant should expect to house no more than two overnight guest for no longer than three nights. Any further stays must be reviewed and approved by assigned staff.

7. Smoking free and pet free community
Smoking (or vaping) or pet violation of rules subjects the tenant to a $200 charge each occurance and possible eviction. Multiple technologies on site detect smoking or pet violations.

8. Save on utilities cost with no deposit and no application to local power or Internet/cable providers.
​
9. Furnished option can be completed with your choice of 1) you furnishing all items for move-in, or 2) you may purchase on site, as is full set of furnishings. Cost will be low. A "full set" may vary between suites. Or, (3) you may rent furnishings. Your staff advisor has further details. More furnished suites options here
